IMPORTANT INFORMATION

Thank you for your interest in one of our homes available for lease. Prior to completing our online rental application, please note the following criteria.

All properties will be shown and made available to all persons without regard to  race, color, religion, national origin, sex, elderliness, familial status, disability, source of funds, sexual orientation, gender identity, and veteran status. 

EMPLOYMENT

EMPLOYMENT- Length of employment to be a minimum of 1 year. Change of employers, but jobs in the in the same field will be considered. If relocation, or new job is very recent, an offer letter will need to be submitted.

INCOME

The total household income must be a minimum of three (3) times the monthly rent. For example: if the monthly rent is $1000.00/month, then the total household income must be a minimum of $3000.00 per month. While we consider gross income, we do take into consideration all debt-to-income expenses.

CREDIT

While our Landlords can work with most credit, any final decision in regards to acceptance and/or non-acceptance based on credit will be at owner’s/Landlord’s discretion. A full credit report will be reviewed along with all other qualifying criteria for an informed decision.

BACKGROUND

A background search will be completed for all applicants. Any misdemeanor felonies may result in a non-acceptance of an application.

RENTAL REFERENCE 

We will verify current and previous rental history. A negative rental history verification may result in non-acceptance of an application.

 
FEE

A $60.00 application fee is required per person over 18 that will reside in the home. Any application fee(s) must be collected at time of application submission. Failure to pay application fee will result in delay of application processing. All individuals over the age of 18 are required to complete an application. All application fees are non-refundable.
